There’s a community just outside South Lake Tahoe that evokes holiday charm all year long. With street names like “Blitzen Road” and “Saint Nick Way”, Christmas Valley offers striking custom homes and elegant chalets against a woodland setting.
“This is where the real adventure begins,” said Rene Brejc of Ascent Property Group, who is listing 2650 Blitzen Road for $1.39 million. “The type of buyer coming here wants to take advantage of open space and access to recreation, rather than be at the casino.”
Less than a 30-minute drive from ski parks and the dining and shopping option of South Lake Tahoe and Nevada state line, Christmas Valley blends isolation with proximity to luxuries and conveniences.
With its craggy outcroppings, meandering river and rugged terrain, Christmas Valley should appeal to rock climbers, anglers, mountain bikers and hikers.
Residents of the El Dorado County community typically head to Meyers, a small town of about 3,000 people, when its time to grab groceries or gas.
Less than 30 minutes from both Kirkwood and Sierra at Tahoe, Christmas Valley provides quick access to a day on the slopes. Loosely divided into three areas, Christmas Valley features a long stretch of homes along South Upper Truckee Road, from Highway 50 to Luther Pass. Christmas Valley homes rest at the foot of Echo Summit, rewarding residents with striking views of the surrounding mountains.
Runners are often found along Old Meyers Grade, while clusters of Forest Service cabins can be found along Bridge Tract and Rainbow Tract. Though these cabins reside on United States Forest Service land, they are privately owned residences.
The opposite side of the river features a host of Christmas-themed street names, like Santa Claus Drive and Elf Lane. These homes routinely rest alongside the Truckee River or overlook a meadow or tree-studded forest.
Homes in Christmas Valley range from humble cabins to grand chalets. These neighborhoods feature a blend of permanent and temporary residents, as well as a smattering of vacation rental properties.
The Christmas Valley condo complex is a collection of two- and three-bedroom condos with garages.
Buyers tend to seek out Christmas Valley because of its wealth of outdoor recreation activities, said Fawne Hayes of Chase International South Tahoe Realty, who is listing 3442 S. Upper Truckee Road for $690,000.
“There’s world-class mountain biking trails, and plenty of boulders for rock climbing,” she said.
Golfers appreciate the proximity to the Lake Tahoe and Tahoe Paradise golf courses, while anglers enjoy casting a line into the Truckee River. Christmas Valley’s picturesque scenery should also appeal to shutterbugs, who can capture images of the region’s wildflowers, mature trees and wildlife.
The neighborhood’s isolation is another major draw.
“There’s seclusion here, you’re not on top of your neighbors, but you still have close proximity to outdoor recreation, resorts and dining,” Hayes said. “From a functionality standpoint, it’s very easy to get in and out and there’s casinos and restaurants just a short drive away.”
